I am at a crossroads on what to do about this one, but hopefully the market saturation from competitor assets in Katy, TX dries up.

I would venture a guess that many investors believe that agents who cover the same territory are competitors, however as I'm sure you are aware that there is more success in collaboration as agents than competition.

What do your competitors do as far as amenities? 

So if you are going to be a host that outperforms your competitors and want to get fabulous reviews, there isn’t complete down time if you are self managing at the highest level.

With todays AI bots like Chat GBT and their competitors, you can draft an email in seconds and then there are lots of affiliate email companies that will blast email, text lists that you compile.

Did you inform each bank that you're simultaneously running the process with competitors when they asked you?

Also no land or zoning available for competitors to expand.

This is my smallest property but the biggest PIA to get lending on since I can't shop it to Fannie/Freddie and competitors.
