With a 9-5 job too busy to catch a breather, being that it will be my first rental property would you recommend finding a property management company to oversee the investment property OR create a profile on a property management platform, I am thinking about Avail unless there is a better platform, to collect rent and hire specialist as issues arise from tenants?

We are currently wholesaling pre foreclosure deals, but sometime pre-foreclosure leads are not that many, that's why we want to go after pre probate properties as well, we are looking for somebody or a company who provides really good pre probate leads, we came across ProbateFox.com run by Ernie Vargas, has anyone used this company before?

I didn't see a need for a holding company but if someone wants one, you can just use another LLC as the holding company.

I am pissed at the company and in search for a decent management company at this point. 

Sounds like your 2 previous companies didn't know what they were doing.

Do any of the tenants have Dogs (Breed restrictions are individual to each company).These may not prevent you from getting insurance but they may limit the number of companies willing to insure it.

When I tried to get it when my side of the family found out and tried tp take over reverse mortgage payments to bank because she had died it was to late so they sold the house to Hud and then other reverse mortgage companies but a relative still lives there so they can't kick them out.
