I am a little concerned about making the change because I am wondering if tenants will be turned off that there is basically a small living room/kitchen and that is the only communal space in the house.

Times are changing and its becoming easy to isolate house hacking could help in the social and communal realm of life bringing people together.

Biggest issue is that the things an office building is missing (kitchens/bathrooms) are the most expensive to add.Have you considered a more communal living type approach?

The monthly communal fees are around 10-40/month.

We are however still looking at buying property in the communal State of Texas under the his and her category.

The building has a communal laundry room downstairs.

There will have to be some serious communal living going on for rent to be paid consistently.  

We considered converting the upstairs of the two story to communal living.  4 one BR units with 0.5 bath (maybe 0.75) and kitchenette.
