There are never full photos of the mechanicals and basement and roof line so you will never have even a bare inkling of what the potential repairs will be.

I do feel that rents are probably going to catch up over the next 3 - 5 years.

There is a catch - the couple wants to 1031 the funds into their sons next larger project which is TBD.

I document my inspection with photos so the condition is recorded from that point forward.

Make sure you tell them exactly your plan and make sure there isn't a catch.

Personally I don't ask for pics unless there is an issue and she sends them to me automatically.IMHO if you have a good cleaner that you trust, asking for photos is probably superfluous. 

When you have an "island" it often dies on the vine until the path to progress catches up to it....think Arizona City.
