The alternative to that is going to the Cape, Western MA, as well as adjacent states with coastal/lakeside properties where many of us New Englanders vacation.

Real estate investing isn't a black or white answer and there's many ways to invest here whether by cash flow or appreciation. 

I think it's great to have it in black and white on a spreadsheet and to have an operating timeline.
