The market I am in is Beaver County, specifically Ambridge, and again I am new and do not know the market well and maybe homes are being bought for more than they're worth but from what I've seen I don't think so.I have been going back and forth with this for a while and I should've posted sooner but any insight would be awesome.

The same buyer tried to see the property through that other company and they took a week to reply so that buyer bought a different property instead (they were eager-beaver Californians just here visiting for one week so time was of the essence for them to find a property).

We used to own 50 homes together so I know his quality and how he ran his deals. what I worry about is when its up front payment and how many people are paying .. this company could easily get over loaded and as we all know there is a finite amount of contractors in these marekts that are worth a dam.

i have a long term tenant to , i am i the same situation , from late pay to not pay  .the late fee  they dont care about , personal i waive  many times but now my tenants  find the solution  "i dont have money" and decide to treated me that they dont need to pay rent because they know the law and they have friends in the bussines ,  so i give them 14  days demand of rent  what did t make it any difference   now i will give them 30 day notice long story short if u are nice with them u are dam
