Have you considered adding a fence in the back yard to provide separate back yards?

There are companies that offer that side of property management as well i.e. manage your lawn, pool, cleaning, and maintenance. 

The two additional units will be detached from the existing structure so there will be no interruptions from that standpoint.I have agreed to a temporary rent reduction at the tenant's request to compensate for the inconvenience and loss of the backyard during construction. 

(Car accident, dog bite, pool drowning, whatever.) 

It's turned into a money pit, but at the same time it's on a beautiful .90 acres with a view of the mountains and a pool that I had remodeled.

You use those things as leverage and a plus for the buyer pool.

I still find the rents to be strong with a fairly decent tenant pool to choose from.

What have you seen that has helped your property immensely to stand out from the crowd, outside of your typical “updated” or beach front view with pool cases?

I checked the website AirDna and most homes that rent well offer a pool as an amenity.
