I do generally agree with the sentiment of Austin and the other hosts that fundamentals will always win out in the long run, and this by nature is a long term industry, even the sales side I'm learning.

While they agreed with my assessment, they couldn’t reverse it as the appraisal was already "in the system."

I agree with the notes above but will also caution you to make sure you're very conservative in your underwriting for the multi-family properties with more square footage.

Before any mediated settlement is binding, the parties to the dispute must agree to the settlement, in writing.

Not saying they all fall within this category, but many do so I don't necessarily agree there will be direct competition shutting them out of the business. 

The PM reported the update to me Friday night around 9PM, and we agreed the guests could not stay at the house and the property management company had another property to which they could relocate the guests for their weekend stay.

Their cost basis is about $33k, the agreed upon purchase price is $250K and the expected appraisal might be around $350k-$400k.
