It's not fair to me to not know for sure even if or when she will move or when I can have another tenant move in.Its fine to be nice but this isn't a charity I am running. 

So you give $100k away to a charity and you have a $50k cost basis on the remaining property.

@Nathan Gesner 1) if you’re investing with a spouse make sure both are on board for self management or it will harm the relationship. 2) it’s a business, not a charity, so if you’re susceptible to hard luck stories from applicants/tenants, don’t self manage. 3) water heaters, heat and a/c, plumbing only seems to break down when you’re finally on vacation, so have good contractors in place who will go on your call and let you pay them from out of town.

The car company and the cell phone company understand that they are not running a charity. 

I hate it when people say this on here but this may be one of the cases where it actually does make sense to say it: consider hiring a PM moving forward because every tenant has a sob story and if you bend over every time you hear one, you might as well be running a charity.

After being burned more times than I care to admit to, I've realized I'm a business, not a charity. 

I was never in the Military as you probably recall though I put together a charity with a few other BP members called Aheroshome.org and we gave away a fully rehabbed home in Memphis that Chris Clothier did all the work on and we know the quality of his rehabs etc.

This isn't a charity. 

And then write this family a check every month as a refund for the difference until find a better use for the money like your own family, a charity, or the poor.

Maybe help her contact some elder/senior care organizations.She needs to understand that you are losing money by having her stay there.....and you need to figure out if you want to run a business...or a charity...?
