Welcome @Kyle Hlavac I sold Volkswagens from 1997 to 2002 and left to get into the RE Industry. 

Beyond that, I recommend avoiding East Chatt, unless you are ok with D- properties, as inner-city Chattanooga has unfortunately developed some gang issues over the years...There are great market areas in the suburbs however, focused around the thousands of jobs added by the Volkswagen plant, Amazon warehouse, and the Hamilton Place area, etc.

OP has no clue how hard this is.. its comparing apples and volkswagens to normal multi family syndications..

That is almost 7 times my cost.When the cost to rent an apartment went from $950 to $2100 and grocery stores more than doubled the cost for food and even made packagea of food one-third smaller and I just put gas into my 21-year old Volkswagen today and the cost was $4.99 per gallon and the cost to fill that tiny tank was $65, then I suppose all workers need to get their pay increased by 200% to 300% so they can barely survive.

It's not like knitting a Volkswagen out of a pile of steel wool, but this forum just isn't a good place to take anecdotal advice to the bank for something like this. 

@Scott PigmanRestoring, and modernizing, old buildings or restoring old Volkswagens .... why cannot one do both ;-) 

Amazon and Volkswagen are the big one but there have been dozens of others moving in as well.Like all cities there are some areas that arent great and others that are much better.
