So I bought a 3/1 SFH in Sheffield Lake, OH (west of CLE) with a private hard-money secured loan titled in my LLC. 

Here are all the numbers:purchased for $46,500rehab costs = $21,060ARV about $96,000monthly rent $895taxes $1549/yrinsurance = $65/molocation is Sheffield Lake, OHowned for about 4 months via hard money lender at 12% no points all interest payable at refi.So I have 2 questions:Will a conventional lender offer 70% LTV and 6 months seasoning?

Muscle Shoals, Tuscumbia, Florence, and Sheffield have yet to feel the full effects of the Huntsville development.

I have 2 SF properties in Sheffield, AL, but would love to network with you all.

My question is this, in your experience has North KC as in North of the river and across the bridge or Northeast KC, over by Budd Park between Benton Road and Belmont from Gladstone Blvd to about Sheffield, seen better returns?

Update 7:We still have not leased property 4 heretoafter referred to as Sheffield.
