This was verified by MBDs personnel (Brian Dozier) ON THE RECORD if you actually read the court documents.4) Dozier also verified on the record that he was the only one in control of operating MBD and responsible for the money.5) When I received money from my investments from them during the good days, it always came direct from MBD and at the time I even signed a doc acknowledging this.Lastly, the OP mentions several larger investors forcing MBD into an involuntary bankruptcy to recover our assets was a good thing yet they don't mention that:1) Sief IS the one who led the efforts against MBD, organized investors and looked out for all our interests.

From what I have read they can actually go to court and get a court order granting them permission to foreclose on active duty military personnel.

Larger banks are normally better for SBA loans, because they have more personnel and can have someone specialize.

Hi Adelaide,For STR - you are going to get most of your business from all the sports events -- racing - Indy 500, football -Colts, NBA - Pacers, WNBA - Fever (Caitlyn Clark), We just hosted the Olympics swim trials, other events include Big Ten Championships, NCAA tournaments (NCAA headquarters here), and the Combine (recruitment for NFL).We also have a pretty busy convention center -- not huge like Vegas or Orlando, but it is solidly booked year round with events like ComiCon, GenCon, Firefighters Association, Future Farmers of America, Candy Expo, and various others.For MTR, you are looking mostly at traveling nurses and medical personnel, you also may get contract workers for the larger corporations like Lilly, Sales Force, or Rolls Royce.Happy to hop on a call and discuss further.

Based on my experience working with real estate investors and property managers, here are some common arrangements for local handymen and maintenance personnel for short-term rentals:On-call basis:Pay a set fee per call-out (e.g., $50-$100 per visit)Hourly rate for time spent on-site (typically $50-$100/hour)Additional charges for parts or materials usedRetainer agreement:Monthly flat fee (e.g., $200-$500) for basic availabilityAdditional charges for actual work performed beyond a set number of hours or visitsPer-task pricing:Agree on set prices for common tasks (e.g., $75 to unclog a drain, $50 to replace a lockbox)I like the per-task pricing as long as your maintenance calls aren't super frequent.I'm also a hard money lender if you're looking at a new deal to get quotes on soon or if you're looking to refinance a property soon!
