Hi @Josia Nunes, Welcome to BP and the REI world, awesome to hear your ready to dive in, and as far as your no money down it is challenging but not impossible, the area i would recommend focusing on would be the part of the market that is FSBO, you would be looking for motivated sellers that would consider lease w/option or seller/owner financing, this will require some calling and talking with the sellers to see their intentions/motives and their flexibility. 1 in 3 FSBO are willing to negotiate on their sale so don't get dishearted on the first couple if they say no, some people are looking to just cash out which again brings us back to talking to them about their situation and finding out their motive, your interested in the *creative* side of REI, i myself prefer it as well as i do not like banks, as i said its not impossible but it is a work in progress.
