Getting the lower unit separately metered seems like a pain.

It’s taken me 5 years to get here and it was worth every second of effort, pain, fear, and risk.

Necessary but a bit confusing and sometimes painful research....

I would just add that probate isn't really a painful process in most situations.

Did they previous take on bridge debt and has that caused them undo "pain" in the recent years?

@John Voychick As a fellow out-of-state investor, I feel your pain.

Perhaps even through some painful lessons. 

It's going to take the pain of another 12 or so months on & off, before people realizing flipping, unless it's in scarce, high value areas just won't work as easily. 

I have a new agent hunger for anything so I give him all my leads on my rental listings and split commission with him he is willing to go out of his way and do my showings so again not all realtors are bad.

Hip replacement is painful.
