Your post made me think that I should hire another attorney in addition to the one the Remax realtor recommended to me, an attorney I find on my own through my own network independent of this real estate deal.I also will get a second quote for the rehab independent of the first quote.To answer the question on why not just rent rather than buy, I think about my experience living here in Hermosa Beach, a beach town in greater Los Angeles, 4 miles south of LAX.   

However, Brighton Escrow in Hermosa Beach is familiar with wholesale transactions.

Manhattan Beach just overturned their ban on strs & Hermosa Beach is pretty clear on their policies. 

I tend to suggest looking for a two-unit so you don't have to meet the self-sufficiency list which is a challenge for most 3-4 units in the city.After that, you've got some awesome real estate agents above......I'd be looking in Hermosa, Belmont Cragin, or Portage Park.Happy to connect and help out anyway I can.
