Hi BP community, My tenant, who lives in a two-story, newer construction SFH complained of a water leakage in the bottom floor kitchen ceiling (through the LED lights).

Then it's simple, build the home, find crews to do the work (you should already have them basically from the prior step), excavation, concrete, sealing, framing, roof/gutters/siding, windows, insulation drywall, plumbing, HVAC, electrical, finishes, etc. basically in that order.

Interior remodel, paint, floor, appliances, fixtures, etc Lessons learned?

I need to redo the roof of the house lift up the second floor, the entire front deck of the house, demolish the old stucco, And replaced a lot of rotten wood and messed up beams.does anyone have any recommendations?

Can you arrange for counters, floors, painting other “basics” without him tacking on his 20%?

Because until you understand the specific niche of investing you want to get into, you won't understand what concrete steps you need to take. 

Does it need a roof and new heating system or just paint and flooring.
