Sorry one additional item I hit post too soon...The reason I asked about TIA is because you generally want to get a contractors opinion of cost prior to lease during that negotiating phase so you know how much that TIA covers and what you'll be coming out of pocket for.

You're right there's few units on the market, but they do come up and if you're ready to commit, you can find something.

I always end up coming back to asking myself, do I want the lump sum cash now, which will be subject to potentially capital gains tax, or do I want to build equity over time?
