Hi Jesse, I currently live in Cathedral City and am in search of a SFR that I can house hack.

After Cathedral City opted to start phasing out existing STRs altogether, it seems that La Quinta was next in line.

To demonstrate my technical competence, for my personal house I built a steam shower, installed radiant barriers with rock wool, and a wood stove insert with bathroom radiant heated floors and re-designed radiant floor heat zones, cutting winter energy consumption to 1/8, installed a whole house fan cutting summer energy to 1/2, extensive localized landscaping leading to a reduction to 1/8 the yard work, plus random quality of life improvements like wifi switches, heated floors and toilet seats, skylight install, exposed structural beams, and master bedroom laundry including electrical and plumbing, cathedral ceilings with skylights, a steam shower with wifi controllable lighting and music, concrete countertops, etc. 

I refinished them, with SOLID oak cathedral doors and oak veneer for around $1400!!!

It is possible in this case because we're putting in a new cathedral ceiling.In any case that is how we will solve this.... allow the 12" joists to stick up into the second floor, then raise the existing second floor.

Old cathedral ceilings are an issue all over the country the nature of how they were build doesn't meet the new energy codes.

We finally completed all of the rough-in work, moving walls to add a master bathroom and indoor laundry, and fixing the never-ending list of broken things that need repair on this 60 year old home in VERY VERY HOT Cathedral City, CA.   

For example cathedral style cabinet fronts painting white to me is inconsitent with the style.
