I was from CT and Boston originally.  

Boston should be a great area to expand as there is plenty of investor-owned rental property.

Whether or not it's the bottom, it's definitely a buyer's market in those areas, and they are nice, big cities with major transportation centers. 

If you made those free they'd be complaining about jobs or supermarket deserts or lack of public transportation or some other issue.

Example: If a business buys an oven and it costs $5,000, and $1,000 for installation and setup, and $200 of delivery and transport fee.
