I have 53.5 inches from the back wall to the window trim, and the fridge I ordered is 28” wide, so that leaves 25” that I can use for a pantry.

Unfortunately (or maybe it was quite fortunate), the inspection came back with a damaged roof, the "bayfront view" was blocked by County trees that were forbidden to trim, and the HOA beach/waterfront access was inaccessible for short term renters.   

I have had tenants call me to trim bushes that are "overgrown", and I had a tenant have several major branches (over 6" diameter) removed from a huge white oak tree (without notifying me) because it was "dropping too many leaves on the deck". 

I never do rent credit as it is a book keeping mess for me.  2 a neighbor wanted a tree trimmed where it was over their fence. 

However, if they really lived dirty, and you can show before move in photos and move outs, you may get away with painting many/all the walls, and trim around doors.In short, just be "fair".

I ask for a pet deposit, and I have a pet addendum that says they will keep things clean and that cat should be kept indoors (for the house w yard) and the cats claws will be trimmed and that they'll provide ample scratching posts so the cat won't want to destroy the carpet, etc.

The house is big enough you can split people up into painting trim, cutting in (following behind with the roller).

I look for low spots in the yard and around the house, the condition of the neighbor's homes relative to the subject, the condition of windows, and the material used to trim them. 

Home has all new flooring, doors, trim, interior & exterior paint, newer roof, furnace with heat pump.

Usually the pictures say it all - even professional pictures can't hide abuse to baseboards, dirty trim, hoarding, etcI just had a decent applicant apply to one of our apartments.
