As for lead generation I think all the methods( there's a word I like better, method) for getting leads are great: bandit signs, a sign on your car, a sign at your work, business cards, direct mail, conversations with people who seen your sign, flyers, t-shirts with your logo, a handshake. 

Pretty cheap to do, we pick up a stack of blank slips at the branch once in a while and had an ink stamp made up with our account name and info.Keep it simple!  

You don't have to look for the mailman, the tenant doesn't have to look for a stamp, it can't get lost, and you don't have to worry about tenants floating bad checks.

Once you factor in closing costs (title, attorney fees, transfer stamps, etc) you could be down to 5K in profit.

Being a Canadian, this is my first US property purchase and I want to make sure I am setting up the asset under the right legal structure so I don't lose my shirt in event something goes wrong.Questions:a) I am thinking of setting up an LLC, but not sure of whether I am required to do this in TN (where the asset is) or CA?

I am not saying that we need to put them in jail for years, unless they are repeat offenders that is lol. like @Richard Dunlop said though, you would be arrested before leaving the parking lot for stealing a meal or a t-shirt from a store.

Means if the get food stamps and have (for two years under your written policy) it may be income.

In my industry, it’s the Federal Governments stamp of approval that is at risk regardless of whom owns, manages, occupies.

In addition, there are a lot of Americans who work hard, and while many of us care about those who are truly in need (and recognize that many American really, truly are in need), we still want checks and balances on where our tax money is going -- I don't like seeing people buying beer with food stamps, especially when they drive off in a car nicer than mine.

While this definitely speeds up the process, it still takes multiple hours to print, many more to stuff and stamp, and then there is the learning curve.Doesn't seem to meet your goal of automating.
