The T&P valve nowadays ships with the new water heater units being installed so that failure point I think we just chalk up to Mother Fortune (as failure of that valve would precipitate behavior in your referenced video).

At the least new statutes will be passed to be used in future cases.State commissions across the country may try to stem the tide with action, and if in this tough budget times it appears there is the benefit of fattening up the coffers the fines will be the maximum, the number of cases pursued will be all of them. maybe even with a few of the better known violators getting the maximum jail time allowed by the penalty statutes along with the fines to make the point to this newer wave of "investor / quasi-agents" to knock it off, or get a license.In many cases they are unknowingly creating an agency relation-ship and are totally unaware of what they have done, violating licensing laws and establishing a legal liability to the other party, their unintended new "client".

I am currently focusing on a single out-of-state market, and I hope to bring in some partners or otherwise offer services to other folks in my local California market who want to purchase properties out-of-state.I also appreciate the reports and financial reporting, it made doing my taxes very easy last year and it also helps keep my maintenance guy and I on-track with to-do's and their priority.Sure, theres probably a handful of other tools out there that could fill in different pieces of this puzzle but I wsas hoping to lay the groundwork once and continue at a pace of a couple units per year, and I think it's especially important to have a professional and simple system in place when presenting the processes to a potential partner.Anyways, I am not jumping ship at this point but seeing that my year paid-in-full expires in February, I figured it's a good time to be sure that I liek the product more than any others, as January 1 would pretty much be the perfect time for me to cut the accounting over to another potential system.Does anyone else have things they like or disliek about another service thats at a similar price-point?

If they are overcharging you for repairs, call them on it, and fire them if they don't correct it.It can be rather difficult to "change a washer" from a lounge chair on the deck of a Cruise Ship in the Mediterranean.
