Stability (Time on job, time at last residence, age of trade lines in credit report)These are fairly self-explanatory - the more time at one job, the longer time at a previous residence, and the older (positive) credit lines they have shows a much more complete and accurate picture if they will be able to fulfill the lease terms.

Fast forward a year, the tenant wants to extend the lease a year which is fine by me and since I've fulfilled my contractual 1 year obligation with the PM, I'm going to have them roll off from managing the property so I can take over and save some money.

The only issue with doing great in timeshare is that you get burned out eventually, for me it was not fulfilling to give someone a week in paradise that soon they would regret.
