If only the "industry" would consider alternative cost options - rather than insisting on some fixed %.

We have a main road here everyone insists they'd never buy on, BUT every home on it sells quickly, some for over $400k, but the majority have a circular driveway so you're NOT backing out onto 60+mph traffic.In fact we did a new-build on that same road, set it back 200 ft, huge driveway, but built it with 2x6 construction.

This summer, I considered selling it and had it on the market for 2 months (looking back I think we priced it way too high at $400K, but my relator insisted places were selling over $200K a door).  

I almost always insist that broker be obligated to find replacement tenant, but this only works if you have multiple properties and a continuing relationship with that broker.
