I have gone to complete web-based paying methods,(google wallet and direct bank deposits) an email address that is unique for each property, Jotforms for applications, and templates for late rent emails, etc. and I also pay $20 to partners for showings when I'm not available.

@Brandon Turner  From your description it seems like you don't want to use third party wallet providers; but they are best suited for this purpose and there are lot of options in this space.

And that is always a possibility; your tenant could have been away somewhere on vacation and been mugged, losing wallet and ID and being lefty beaten badly in some strange place.

I'd also suggest any serious landlord with a good number of units have a key duplicator, you can pick them up used on eBay for $100 and instead of paying $2 -$3 a copy and spending time at a hardware store you can just make copies yourself as needed.

If you don't provide a curtain rod, it is likely a tenant will install their own and perhaps make a mess of it, using the wrong hardware or drilling it into the wrong place.
