No updates have been made to the house since it was built in 1984, so the countertops are all formica and the appliances are very old.

The responsibility for ADA upgrades usually follows how the lease is written and has the tenant done tenant improvements that alter the accessibility i.e. counter tops, bathroom vanities, doors, dining room walkways. 

I charged some tenants for an under kitchen sink leak (wet where the garbage bags are kept so they opened regularly and should have known) that wasn't reported for months that damaged the supporting cabinets and cracked the granite countertop.

Or if you think maybe you should use granite countertops and he is a real cheapskate like me and wants only laminate countertop?

Based on my walkthrough I see the need for flooring, granite counter tops, paint, fixtures and door hardware.

And I've replaced countertops several times.  

What is the fastest way to determine a rough estimate for painting, carpet, cabinets, countertops etc.?

Asking price:  $69k.Rehab would include (not limited to):  Refinishing wood floors in Living room and hallways.Carpet in bedrooms.Tile, Counter tops, paint cabinets in Kitchen.Paint interiorTile, sink, vanity bathroom (maybe more).

Once he moved out though I found that while no major damage had been done a lot of small things were messed up.there is large stain (looking like dog diarrhea that had been dragged across the carpet) in the living room, that I don't think is going to come out with just a cleaning, but we are trying that too.chipped the granite counter top (no idea how or if its even worth it to fix)a dog that we didn't not know they had scratched up the back door (sanded and painted) and our hard wood entryway (going to need to be sanded and refinished)also a myriad of scuffs, holes, stains on many of the walls.did not clean upon move out which is specified in the leaseI manage from afar and getting there to do it myself is not cost efficient, and I am pretty pissed with my management company and told them so but that a whole other story.

Did you pick the upgrades to match what's renting in your area or are those standard additions in terms of granite countertops etc?
