Ridiculously stringent criteria are so crazy that nobody meets the minimum qualification, thus you pick the one that comes closest - but if there should be an applicant that does qualify then you accept that applicant.

Inglewood does have several less desirable areas, but these areas are also closest to the stadium and surrounding development and have the most potential for increased equity (not just from proximity, but also because they were already historically priced low).

I actually work and live in a pretty rural/college area.However if I tell you, in order to qualify for my $6.00 Steak dinner you have to do the following-Be at a predetermined restaurant at 5:00PM on Tuesday-Prepay $6.00-Showup in a red shirt-Be over 60 inches tall-have a 620 Fico scoreThen when you show up on Tuesday tell you "Sorry but someone was more qualified and I am going to keep your $6.00, have a great day".

It's up to the tenants to figure out their parking.On place I looked at in downtown Santa Rosa, for instance, only has the option of parking in the city parking garages, and the closest one with any openings when I was looking, was several blocks away.

If there are banks within a reasonable driving distance, closest small town, then anyone a landlord would choose to rent to should be of reasonable enough intelligence to manage a bank account.

"Unconscionable contract" would be the closest doctrine here that I can think of, and has never been applied to a lease provision requiring renters insurance in any US jurisidiction I'm aware of (Not a lawyer).Their take on it is quite interesting, though.
