The only conclusion I have is, the apartment is a dump and they have a really hard time getting a body to live in it, which equals a lousy landlord and thus the headaches that they encounter, vacancies, calls from tenants complaining, calls from lawyers wanting to sue them etc.

It's one thing if you're intentionally underpricing it (gets you a warm body quickly), it's quite another to refuse to consider increasing the rent when the market interest is telling you you're under priced...because you "know the market".Let me ask you this: If you raise the rents and you get, say, 5-10 people calling you in the first day will you be upset or happy?

Anything passing Fannie Mae's cash flow positive test using [ Rent * 75% - PITI ] will also be incredibly easy to get financed, assuming your credit / income / assets / retirement are otherwise in good order, and an above average lender.Condos, or anything with an HOA, is somewhat risky because your landlord duties/responsibilities/rights are in part shared with a democratically elected committee of busy bodies.

Plumbing is also very hard on a persons body, lifting very heavy items, and crawling under homes all day.I have been thinking about several options: --- Real Estate Flipping, Starting a Property Management Company, or Non Medical Elder Care Company which also provides home maintenance and a cleaning service.Yeah, I know, that I am pretty confused, but I know a lot about home repair!
