I'll give you the back story and then ask my question.Backstory:I am a recent college grad with my first real adult job.

So I've never lived in the USA as an adult; I went abroad after college (lived in dorm and with my parents) so in buying a house in Rockford, I learned that I'm not up to speed on things like property taxes among other things.

Will the demographics be confined to university students or is this vicinity amenable to working adults as well?

Are they marketing it to adults?

Neighbours will be an issue which will likely torpedo your plans..7 adults, 7 vehicles, 7 pets, 14 boy/girl friends not next door to me thanks. 

For example in my city, the city prohibits more than 3 unrelated adults from occupying a property.

The adult children didn’t understand real estate or care to learn.

HI @Mike Neubauer  we are 2 adults and 2 kids 13 +9. so need a bit of rooms.probably looking for something with small kitchen... but please feel free to msg me details or if you have some photos. 

My job was really to educate my client from whatever level they were at and I can tell you any older adult with a 6th grade formall education wasn't dumb and showing cartoons to them was rather insulting at times. 

Hello, my renter just called me this morning letting me know that their friends (a couple and 2 small kids) are in a hard financial situation, so they need to move in with them (its a 3 bedroom house and currently only 2 adults there - my renter and his girlfriend) for 30-45 days till they get on their feet.The current lease is expiring on March 1.
