In my opinion let them continue to pay down the first, this will build your position if you accrue interest.

@Alfred Swindell I think at this point it seems that this is a no-go and no one has endorsed it - but for the sake of clarification ( and quite frankly, my own curiosity) could you please elaborate on the B.S. they fed you and the lack of software also?  

The state and local Realtor association was proud of a bill that would create a savings account for home buyers that would accrue interest tax free with Colorado, not the Feds.

My curiosity is about NEGOTIATING, I have sent out letter to the owner as well as I found their phone number to call them but haven't done it yet the simple fact is because I don't know what key points to bring out to the owner besides tell them that I'm interested about purchasing their home.

That allowed us time to make mistakes without interest accruing.
