I have mostly had good experiences with nice returns, but also I also pulled out of deal where the seller just did not live up to their promises, and I didn't feel was trustworthy.  

The advice for out-of-state seems to be (including from other forum posts on this topic) that (a) make sure you get a trustworthy management company, and (b) the investor must fly out and see the property and the area.

Although hard money lenders typically are asset based, it is good to find a trustworthy, reliable and knowledgeable one that will stick with you for the long run, just as the other two comments have eluded to.

Are they trustworthy residents, i.e. law abiding and not destructive?

Find experienced and trustworthy Team members.  

I am looking for the few that are responsive, reasonable, and trust worthy.

You'll also need to know how to release the lien from your "friendly lender" and how to protect yourself in the process so you don't end up screwing yourself should your TRUSTED party turn out not to be trustworthy.
