In the mean, the sellers have to pay the holding costs as a fee for their stubborn ignorance.

It's a cluster eff, but I've been too stubborn to give up thus far!

Big believer in having hardwood floors, yes they can get damaged just like anything else, but are easy to fix ( scratches, big gouges or water stains that may have been incurring for years are harder to fix, but you can replace just that spot). carpet would have to get changed a lot more, not to mention possible health problems for new tenant if you do not deep clean them after the old tenant leaves. as far as noise, yes you will get some down stairs, but i wouldn't worry about it. suggest to people when they move in that they can put down area rugs.

Some time there must have been a water issue causing the staining.  

All the staining Ive done in the house is a very dark color.

The seller is being very stubborn.

Also, the refinancing info is great.She seems like a sweet old lady but a lot of the time they are the most stubborn, and well-seasoned.

The place smells a little of smoke, the one room has some poorly cleaned up pet stains and the appliances are a mess. 

We have so much sun in our unit that the current (cheap) laminate has "sun stains" / major fading around the carpets.

I am here just to say "I friggin TOLD YOU SO" to all people still being stubborn with mailers.If you feel like sending mailers is still the best thing to do, .. hey.. some people get turned on to be violated, power to you.
