I don't value real estate by necessarily the cash flow it generates(I do mitigate how badly exposed it is), but I value it off the cost to rebuild + quality of parcel of land.

Thankfully I have been rebuilding houses for more than 17 years.

That being said, if it's not disturbed, you don't need to worry about it (but this will add to the demo costs when you gut / rebuild.

Also most policies don’t have enough loss of use coverage to cover you the amount of time it would take to rebuild.

Many of the sfh are in areas that would cost 200k to rebuild but then would be worth 75k, so I thought acv made sense on those.

Ex: flooded basements, rebuilding porches, repair/replace heater, repair detached garages. 

We made several repairs since the previous owner neglected the property including rebuilding the front porch and new stairway up to upper unit.
