It lacks curb appeal and most importantly it doesn't have the 2nd bathroom it heavily needs.Most tenants in that area will pay extra for a 2nd bathroom unless they aren't getting a killer deal.

I think automatic yearly increases don't make sense because as others have said, turnover is a revenue killer.
