If you insist on getting work done while in escrow, then you should increase the sale price by the repair costs and have the seller do the repairs pre-closing, contingent on your satisfaction with the repairs at the walkthrough.

I would go in talking about the buyer who will be buying from you with owner financing, rather then the tenant.You can insist that your buyer/tenant get renters insurance but not an owners policy since they do not own it.

At the end of the day my lender had lower rates, lower monthly payment and lower cash to close but the builder insisted their lender was the better offer as their cash to close after applying 2% credit was lower than my lender. my agent and i were a little dumbfounded by their position.We ended up backing out for other reasons, but interesting to see how deals are not deals if the starting point is inflated and the bring down sounds like a deal, all marketing i guess.

The only way I could see a young contractor who is already bidding low not insisting on money up front is if you hired him just for labor, and provided all materials yourself.

This happens all the time - considerations are:(1) Size of their per diem fee for their standard stay;(2) Size of their per diem fee for holding over;(3) Insisting they maintain their regulation insurance and obtain renter's insurance;(4) Making sure agreement classifies them as licensees not tenants;(5) Making sure to have an agreement they will cover your legal fees if you have to bring litigation to remove them;(6) Size of their security deposit;(7) Extent of their responsibility for damages during their use and occupancy.Obviously, proceed with caution if the seller is sketchy just like you would with any other individual.
