Barring no other issues with the property/listing, you need to consider price reductions in order to fill it asap.In your listing, highlight the fact that you're open to different lease terms: 3, 6, 12 and 18 month options.If you do a shorter lease, you can raise the rent back up to market value at time of renewal.

Maybe reach out for some "ghost stories" from past guests and quote them in the listing, look up history of the area and speculate who it could be, highlight all the interactions guests have claimed to have in a positive and friendly framework and sell the house for what it is.

Many benefits to this route in my opinion.The inspection report (typically 10-20 pages) will:- highlight condition of mechanical systems: heat, gas, hvac, electric- give you an idea of which cap ex items need attention: plumbing, foundation, roof- detect hazardous conditions: termites, mold, asbestos, etc- summarize interior and exterior condition of the property- lastly, it sets the expectation and gives reassurance to tenants that you are on top of thingsThere are even tools out there that help you estimate repair/maintenance costs based on the inspection report i.e. repairpricer.comAll the best to you!
