I think a lot of folks look at homes as a liablity and why own it.. let someone else maintain it.. other than a litlte write off and some equity pay down... they simply don't want to own even though they could.then you have the other side of the coin.. were folks simply cannot manage debt.. you see it in your profession no matter what they make or do.. they simply cannot manage debt.. and when they cant manage debt or have very unstable family situations.. the banks take the brunt of it when they don't pay..

It's unfair the way many renters like to depict landlords as Scrooge McDuck swimming in piles of gold coins and not working for their money while in reality a small percentage of the rent actually makes it into a landlords pocket most of the time and it's actually a lot of work to start up and run a successful real estate investing business.

Kenny, in MA you must close with an attorney, (you can't close with just a title co, in MA all closings must be actually attended by an attorney) and you'll need an attorney who is comfortable with what you are doing, and who makes sure that all documents are executed properly and no steps left out.
