Personally, I would max out your 10 conforming residential mortgage slots first ... tough to beat 30 year fixed residential mortgage terms.

@Neil Schlimgen I can answer this question will very precise information.With a "conforming, conventional" loan (loans governed by Fannie Mae and Freddie Mac) they will require you to have 2 years of commission and bonus to use that income. 

You can have 10 conforming loans at one time.

@Benjamin Dutil Most conforming loans and portfolio loans are going to require 60 days of statements (so you need 60 days of seasoning in the account to get past this).

You may find the best deals are the really ugly properties, especially if they are in such bad condition they cannot get a conforming mortgage. 

There is another thread going round where someone bought a non-conforming property (doesn't meet zoning) and is now having issues getting a permit cleared.
