Personally I'd offer my tenants a $150 gift card to a steak house and refuse anything else or cave and hire my CSI team.

I knew a process server that use to use those stryofoam boxes that had steaks in them , people signed for them all the time .

The way I read it, it sounds like you want them  to give you a steak for a smile.
