Some people may find value in it but I feel that you can get much more from reading posts on Biggerpockets than you can in this book. 8)

If the cash flow is poor due to the 15 year amortization, keep in mind that you can in the future refinance into a longer amortization period which would improve cash flow. 

It was under market, ran all the numbers and even made expenses fat.

I made a  fat commission on that, one of my first deals.Never pre-suppose a buyer/lead.Thanks for listening.

But to be honest, I should have been smarter.I have a cleanout story that include, er, soiled marital aids and VHS collections of fat-fetish titles, such as Life in the Fat Lane 2: The Heavy Load.

We would just go in circles and at the end of the day, its just a big fat waste of time to talk to them.If I were to do it before the year is up, it would probably just be best to do it, then if i do get the call or nasty letter from them, explain myself at that point in time.You do bring up a good point though with the change of address thing, the fact you got that letter at least lets me know me they are keeping thier eye on that.Which is why im still planning on changing my address now while i still live here to a po box.

It sounds like you are using every bit of leverage you can in the best way you can use it.

However I’m trying not to FOMO in while keeping a level head and learning as much as I can in the mean time.

And we chew the fat while we are chewing on a nice Cab !!
