It'd be great experience to be on-site and observe the renovation process, but ultimately if you decide to invest out of state you're going to be primarily dependent on your out of state team unless you're able to travel to be on site.

Being able to transfer a property into an LLC has zero to do with whether said LLC actually provides a limit on your liability.If the property is owned by the LLC, and its comingled with personal money, as would be the case with the mortgage being in one of your personal names, then like Chris said, its pierced as easily as a hot knife cutting into warm butter.And as youve observed that yes not only are a lot of investors providing themselves no limit on their liability....they are actually greatly increasing their liability due to the fact that most of them are not properly insured.
