What prompted you to take action?

I'd almost interview a bunch of agents and pick one who works closely in an area you like and is willing to give you market info in a relatively prompt manner.

Though I have yet to work with him on a deal, I have interacted with him multiple times with various questions and he’s been very prompt and helpful on both real estate and legal type of questions, with him being both a realtor and attorney.  

A good investment is relative to who is buying it.The more clarity you provide, the more likely you will be to get a prompt response whenever a deal like you are looking for comes available.
