For instance, I've had my website up for a little over a year and the website itself didn't produce any new leads that I can determine, but *was* Instrumental in capturing the information that I could then contact interested parties with.

When someone writes you a check they are signing a legally binding instrument. 

I agree any debt instrument or long term lease option in my mind I want it of record so nothing can jump ahead of me on title through the term of the deal..
