And anecdotally, I have yet to have someone (including local wholesalers and turnkey companies) actually have a deal that I would buy at the price they're selling -- usually the price they got it at is close to my strike price.Turnkey companies definitely have their uses, as long as you understand that every participant in a transaction has to make their own profit, so one of my questions is how much profit is left for me.

@Shawn Westbrook my personal must-haves: skirt board ladder, left-handed hammer, glass hammer, lightning hammer (never strikes the same place twice), wood enlarger, nailing lubricant, and a rip saw with a pull chord.

Long story short, we did get a prospective tenant that wanted to rent one of the units, but had a horrible credit score, plus a prior eviction, AND a couple shoplifting strikes against her!

As @Scott Schultz pointed out you might owe the cut rate broker their commission since they brought you an offer at your agreed to strike price.

Make sure that whoever replaces the door, uses 6 " screws in the door hinges and strike plate.
