@Nathan Brown could you show me the CA requirement for a LL to provide accommodations if a unit is uninhabitable? 

I don't know if they've staffed up to accommodate this offering or really what their experience is with it. 

So if you go down to city hall and say you've got a business renting accommodations for less than 30 days and ask them if you need a business license I am pretty certain they will say yes and be all too happy to take your money.Now the more practical question is should you do this?  

If you have a little more equity you can look at the Rondebosch/Mowbray (Near UCT) area for a "buy, remodel to student accommodation and rent out deal. 

Hone in on your investing strategy and then find deals that can accommodate.

This is both a function of their licensing (if you can only sell insurance, you wont recommend anything else) and their firms ability to accommodate.

I have an office that could accommodate 25+ people easily.

My first thought is to look in Delaware county, it's right outside West Philly and can easily accommodate a more cosmetic rehab with good tenants around that price point.
