@Shanna Midelton,I just made the same observation of the misaligned rental income to the selling prices of the different properties in this area.

This is an observation i found that when it's a decent mil material built well, there is always a glue down or floating option and most of the junk types are just 1.

However I've observed remediation via that protocol that sells.  

If they will be qualified to visit the property I will start drilling down and generally observe their behavior and inconsistencies.

It'd be great experience to be on-site and observe the renovation process, but ultimately if you decide to invest out of state you're going to be primarily dependent on your out of state team unless you're able to travel to be on site.

I didn't do leasing so can't get super specific but can offer at least my 2 cents on what I observed as the portfolio manager.Section 8 had both +/- as you're aware.

This is simply an observation....not saying anything good or bad about it.
