We do value add on almost all properties with Granite/quartz countertops, stainless steel appliances, designer vinyl planking, new marble bathrooms (not always, but lately) so we max our rents per market for our class of rentals.  

Make sure that you call the school district to see if they have any fees to add on.

Take the amount they are charging you, and subtract that from the amount your report shows, and what is left is the interest they are trying to add on top.

Well I threw a add on craigslist "Looking for RE agent" and explained everything I was planning on doing down to a T and to not contact me if are going to email me crying one day because nothing is going thru.Found an agent and he doing ok, I just hate the fact he calls and emails about every little thing.

If the house is not trash and can be salvaged you can add on in many cases and have a duplex for alot less money and headaches.
