Many people are gambling on the market.Fund managers are having a party with cheap money floating around everywhere as well.I'm very conservative and young, so if I have to wait until the end of the year or into 2014 for a correction to buy back in that's OK with me.

Things like that should be pretty minimal in the grand scheme.That's assuming the HOA in question has good financials and an adequate reserve fund, so if they do suddenly find out they need a new roof, they don't have to hit the owners with a big assessment, but that's a whole topic by itself.The real gamble is how long this guy is going to be around.  

Unless you're willing to gamble on anything you might find later, I'd run away.And I don't think it's odd to want a place inspected, even if you haven't seen it.  

Gambling?  

Unless you can afford to gamble on iffy applicants.Unless you absolutely can't find good tenants for your rental, and absolutely have no other choice but to accept sub-par tenants, don't do it.That said, you can add something like, "a combination of criteria may be considered on a case by case basis."

Then, you can only charge them for anything that was on the list that they did not do - or for damage that was not visible during the inspection or happened after the inspection.So, if you didn't do this, getting them to accept a deduction is a gamble. 

Tell her she'll have to tell her story to the judge, and you'll accept whatever the judge says.How much you wanna bet, she took out her rent money out of her checking account, so she couldn't use it to gamble with at the casino. 

lately i been thinking of taking a gamble on a house in a area i wouldn't be instrested in  under other circumstances but these houses are so cheap  its a give me . is section 8 good in any area?

If it's a wash, or an unknown gamble, then you are wasting your time to do any more to the property.It's a tough decision only you can answer but right now it's costing you more money to hold. 

Aside from that, I'd prefer a known good tenant over a gamble any day.
