So the fear of God was put into them about credit inquiries, because you couldn't directly tell them that their credit addiction was stupid or that would have upset their sensitive feely feels.

Not much teeth though.   

In our particular situation the downstairs tenant was overly sensitive to the upstairs adult I know this because the new tenant hasn't complained.  

To be sure, home prices in lower-income neighborhoods are quite sensitive to economic conditions and availability of financing, so a recession or credit crisis could quickly stop (or at least delay) the positive trend. 

Check with other lenders if it's time sensitive, otherwise if they are offering low cost refi and good rates, then wait.  

I do not know what the credit is now, at one time it was $50 or $100 - really inconsequential in the grand scheme of things, but it was something they offered and it would be like pulling teeth to get the credits applied.  

.- I keep coming back to something like giving her mom a "down payment" now, say, $20k, so her money issues aren't as time sensitive, but that $20k would be taken out of the eventual purchase price. 

On top of that, you need to decide whether you want value conscious tenants or price-sensitive tenants.

I cut my teeth on my first purchase in 2017, a one mixed building with 2 commercial tenants and 2 residential tenants.

But when it comes to just rehabbing houses as cheap as you can thats usually bottom barrel type labor pool Lots of missing teeth etc.
