My gut reaction is fix it, but get more labor bids and stain the concrete in that room instead of replacing the floor.. 

I'm stubborn so I haven't succumbed to this yet.

I do have pets the stains are not visible on the surface and the cleaner said they could get any lingering smell out.

Pictures are not very good, but show wear and tear from 20-years' ownership - walls nicked and scuffed, doorways same, stair banister needs sanding and new stain at minimum, basement dark and unfinished.

I wouldnt want marble in them either because they will easily stain.

Last bath I tiled I used Fusion grout--no seal, no stain.

Try to keep emotion out of it and be prepared to walk away if they are stubborn.
